The Project Manager, Senior, Third-Party Projects manages the internal and external coordination of construction projects performed by third-party contractors on and near TriMet's transit system to minimize impacts to the system. Coordinates with various TriMet departments, local jurisdictions, and contractors to become aware of potential third-party projects that may impact TriMet's system, and create cost-reimbursement agreements to ensure TriMet is compensated for staff time, expenses and fees. The Project Manager, Senior, Third-Party Projects creates and manages a program to implement revenue-generating and cost-saving opportunities associated with TriMet's portfolio of real estate and facilities, including the leasing of fiber optic conduit in TriMet's right of way. Assists TriMet real estate staff with third-party leases, construction licensing, and other revenue-generating opportunities. Ensure a commitment to safety through consistent and professional behaviors in performance of job requirements that demonstrate safety is a fundamental value that guides all aspects of our work. Perform related duties as required. Serve as a good steward of TriMet by regularly utilizing our transit system to maintain a strong and current understanding of customers’ experiences and of TriMet’s product and service offerings. 1. Manage internal TriMet coordination with various departments, including Operations and Maintenance of Way, regarding third-party construction projects that may impact TriMet’s transit system. 2. Coordinate with third-party construction contractors performing work that may impact TriMet’s transit system in order to minimize impacts. Negotiate cost-reimbursement agreements to compensate TriMet for expenses incurred on third-party projects. 3. Coordinate with local jurisdictions regarding development applications and permits being issued for projects that might impact TriMet. 4. Develop and manage a program for creating revenue generating opportunities associated with TriMet real estate and facilities, including leases of conduit network and creative uses of underutilized property. 5. Track revenue and expenses from TriMet’s real estate assets and look for efficiencies and cost-saving opportunities. 6. Process license agreements for the use of TriMet property and leases where TriMet is lessor and lessee.A Bachelor's Degree is required. A Bachelor's Degree in Business, Architecture, Engineering, Construction or a related field is preferred. A minimum of four (4) years total credited experience.* Two (2) years of experience in real estate, project management, or construction are required. A valid Driver's License is required. • The amount of credit a candidate receives for prior years of experience is based on the relevancy of that experience to the required or preferred prerequisites of the job description. Experience is prorated based on hours worked.
